Setting more APPointments.

Whether you’re a multi-year veteran of the real estate game or still just a young APPrentice, if you really want to make this career simple, you should be focusing on the basics of “conversations and APPointments.” Of course, my philosophy of “building relationships, solving problems, and having fun” is an overly simple APProach to the business, what you can control each day are the number of conversations you’re having and how many APPointments you are scheduling and attending.

Conversations lead to APPointments, APPointments lead to new clients. New clients lead to sales. Sales bring you to a closing. Closings bring your rewards in such as commission income, repeat business, and referral opportunities.

Then, as the instructions on the shampoo bottle instruct us each morning, simply “lather, rinse, and repeat.”

The APPlicability of this APProach

It’s really pretty simple. If you’re looking for ways to create more conversations, simply look at the APPs on your Android or APPle iPhone and consider all of the ways you can leverage them to engage more of the people in your CRM, sphere of influence, or client database.

Calendar APP – Are you using annually occurring events such as birthdays, anniversaries, home anniversaries, or other holidays as a reason to reach out? Are you scheduling times to lead generate, make calls, or follow up with people?

Phone APP – This one is almost too easy, yet so many Realtors do everything they can to avoid making phone calls to have personal conversations with people. Other than face-to-face communication, a genuine voice-to-voice conversation is one of the best ways to schedule future APPointments. This is probably one of the best ways to keep your active clients APPraised of what’s going on with their transactions.

Texting APP – Whether you use your phone’s built-in SMS tool, What’s APP, GroupMe, or any other texting APP, it’s one of the quickest and most accepted forms of communication with today’s consumers. An added bonus of texting is texting has close to a 100% open rate. The key to texting successfully is trying to keep the conversation going. Think of it like an old-fashioned game of Ping Pong where the people in the text thread are all engaged and it’s just not one party.

Email APP – If you think about it, an email is opened and read by people on their phones just like a text message is but they open and read it in a different APP on their phones. At the end of the day, it’s still just a text message from one person to another. How are you showing up in people’s inboxes? One of the benefits of email is many people might read an email initially on their phones but leave it in their inbox until they get to their laptop or desktop to reply. That means your name stays in front of them longer, sort of sticking in their mind’s eye like an APParition.

Social Media APPs – How many social media APPs do you have on your phone or iPad? Facebook, Instagram, Twitter (X), Snapchat, TikTok, YouTube, and many more all give us reasons to communicate. They are simply more channels for you to show up and engage with people. Try not to make people APPrehensive to follow you on social media. Be authentic, be transparent, and most of all, be human. Share APPropriate subject matter and seek to create engagement by using more question marks and fewer periods.

ChatGPT APP – Have you started leaning into and leveraging ChatGPT? Maybe you need an idea for a social media post or a video idea? Ask ChatGPT. Maybe you need some content for your blog or Facebook Business Page? Ask ChatGPT. Maybe you need a good script or dialogue for that APPointment you have scheduled for later today? Ask ChatGPT. Perhaps you need to learn what APPurtenance means for your real estate exam. Use ChatGPT

Camera APP – Are you taking photos? Are you sharing photos? Do you have lots of saved photos of customers, clients, co-workers, and your community that could be shared, posted, or used to start a conversation?

What other APPs are you using to create more conversations each day? Whether it is as simple as your Contacts APP, the APP where you listen to podcasts, your mapping APP, food APPs, or many others, they all could be used to start a new relationship, build a relationship, or deepen a relationship with someone that just mind end up being a client or knowing someone who could be.

There are APProximately 1.8 million APPs in the APP store and somewhere close to 3.5 million in the Google Play Store. Whatever APParatus you have near your APPendages, open up your favorite app and start a conversation.

Who knows? It just might lead to an APPointment. (Insert APPlause here)
